WHAT ARE THE MONTHLY FEES AND TAXES?
When you live at Camellia within the beautiful master planned community of Rosedale, your anticipated property taxes are based on a 1.1% tax levy combined with Community Facilities Districts (CFDs are also referred to as “Mello Roos”) and Special Assessments. The estimated effective tax rate is approximately 2% (depending on the price of your new home; this includes your base tax + CFD fees). The CFDs pay for the construction of streets, water, sewer and maintenance of the public improvements at Rosedale, while the Special Assessments cover annual operating costs for general services and landscape provided by the City of Azusa and other agencies. Monthly Camellia HOA dues will be $165 per month at build-out. As part of the community of Rosedale, all residents will automatically become members of the private Rosedale Resort & Recreation Club.
