When you live at Botanika within the beautiful master planned community of Rosedale, your anticipated property taxes are based on a 1.1% tax levy combined with Community Facilities Districts (CFDs are also referred to as “Mello Roos”) and Special Assessments. The estimated effective tax rate is approximately 2% (depending on the price of your new home; this includes your base tax plus CFD fees). The CFDs pay for the construction of streets, water, sewer and maintenance of the public improvements at Rosedale, while the Special Assessments cover annual operating costs for general services and landscape provided by the City of Azusa and other agencies.
Monthly Botanika HOA dues will be $163 per month at build-out. As part of the community of Rosedale, all residents will automatically become members of the private Rosedale Resort & Recreation Club
The crown jewel of the community, The Resort at Rosedale, boasts 2-acres dedicated to fun, fitness, and family activities just for Rosedale residents. The Resort will be owned and maintained by the Rosedale Master Homeowner’s Association. Spanning over 4,500 sq. ft., the clubhouse offers the following amenities inside and out:
- Over 1,000 sq. ft. community meeting room
- Fitness room
- 75’ Jr. Olympic swimming pool
- Children’s wading pool
- Outdoor showers & restrooms
- Outdoor fireplace
- BBQ grills
A future 5.5-acre Promenade Park will have lighted youth sports fields, basketball and multi-use courts and more. In total, 10 neighborhood parks and approximately 290 acres of natural open space, parks and trails provide countless adventures.
In total, 66 new single-family luxury homes will be built within Botanika at Rosedale.

From Pasadena, take the I-210 traveling east and exit Citrus Avenue. Head north into the foothills. Turn left on Foothill Blvd., then right on Palm Drive to enter Rosedale and follow the signs to Botanika. The sales gallery and models are located at the corner of Azusa Veterans Way and Lemon Swirl Drive.
From San Bernardino and Riverside Counties, take the I-210 West, exit Grand Ave and head north into the foothills. Turn left on Route 66, right on Citrus Avenue, left on Foothill Blvd, then right on Palm Drive to enter Rosedale and follow the signs to Botanika. The sales gallery and models are located at the corner of Azusa Veterans Way and Lemon Swirl Drive.
